[Reviewed]This study examines the hypothesis that the pandemic in the United States may have accelerated gentrification as an influx of investment, focusing on two neighborhoods in the city of Seattle, South Lake Union, and Capitol Hill. The former is a case study of new-build gentrification and the latter is a case study of retail gentrification. Local newspaper reports, the status of the development sites and their owners, changes in commerce during the pandemic, and changes in real estate valuations were analyzed to determine the impact of the pandemic on gentrification and to verify the hypotheses. Although property valuations declined during the pandemic, the study found that store closings and new inflows were accelerated in the retail gentrification case area, while investment inflows continued in the new build gentrification case area.

[Reviewed]This paper displays a case study of government-led gentrification and dilemmas regarding the project, Artist Relocation Program (ARP), which led an influx of artists. We found the followings from the case study:1)Even with the increased value of property, "next" gentrifiers did not come and drive artists out. 2)There was dilemmas between actors whether the area should be consumer-oriented or stable community for artists to create arts. This study shows that the government-led gentrification had a limit for encouraging continuous investments, but it created stable, intensifiled artists' community, which helps the revitalization of the area.

We evaluated the effectiveness of a charette for reviving the collaborative planning process by two critetia. Criterion one is "How the charette worked for letting people to think another person's stance." and criterion two is "How the charette worked for reviving the collaborative decision-making process." We had the experimental charette with students, and found that it worked for understanding people's stance and collaborative decisionmaking process. It specially worked for compromising with other participants regarding conflict points.

The purpose of this research is to theorize the value of the city's "Rashisa(authenticity)" with the analysis of mechanism of "gentrification" that is caused by the return of capital and people to the city. In this study, I researched the current theories of gentrification to set the framework for the analysis of Japanese cases. Then, I analyzed the actual condition of Japanese gentrification through the field study and action research in targeted case study areas. Gentrification caused the loss of “Rashisa” and the theorizing it through discussion with communities to make a proposal for urban policy to share and foster the value of “Rashisa” as a part of outcomes of this research.

The new resources development process by the strategic utilization of cultural service in ecosystem service from a natural environment is described by certain case studies. A socio economic model of tourism governance is proposed by this study. In addition, contribution of tourism governance to the reconciliation of conflicts between urban and non-urban area was identified.

My research theme was “Methods for resiliency model against development pressure from outside in already developed cities" I choose case study cities, and the one of them was the city of Kanazawa. I researched the actual condition of community both in terms of tangible and intangible, using a keyword, “Gentrification” and focusing on the facts of re-investments and developments of destination culture right before when shinkansen, a bullet train, was coming in 2015. The other case study city was Nakano, Tokyo. I put focus on the process of discussion regarding rules for townscapes by community, which is for preparing the coming public works. My research demonstrates how the resiliency was developed against development pressure in different situations, and Kanazawa and Nakano was one of the cases showing the strength of community and the vulnerability of urban settings.

This research project put focus on "Community", called "Shequ" in Chinese, in China. The target areas are: (1)The city of Hangzhou: the city has a long history of institutional community management system, and (2)The city of Shanghai:the city started to have more self-governing improvement of environment by community. In Hangzhou, we conducted action research to find the methodology of community participation collaborating local universities. We interviewed local people, authority, and house owners. We also had an experimental workshop with community. In Shanghai, we had field survey in the areas where self-governing improvement occurred spontaneously. We conducted interviews with local people, and spatial studies.In the result of three-year-research, we displayed the actual condition of improvement by community members in Shanghai.
